MLS Filter (Commission)

Did you know that the MLS provided a tool that gave real estate agents the option to exclude listings that didn’t meet their expectations regarding commission paid? Another option was to filter MLS listings by names. The filter was erased after the Department of Justice got involved in 2022.

Why would the MLS provide just a filter in the first place? Was it to intimidate agents into thinking twice about offering lower compensation, or was it done to make sure the commission stayed at a certain level? As a buyer, there was a chance that you missed out on your dream home because the agent you were working with decided to show you only homes with the highest commission. Same for the seller! The seller didn’t get an offer because the buyer’s agent had his or her best interests in mind.
